City of Maricopa Unveils Major Industrial Development Plans
The City of Maricopa is preparing to call for bids on its expansive 680-acre business triangle property. This initiative has already garnered interest from several major industries poised to invest billions and generate thousands of jobs.
Located south of Maricopa-Casa Grande Highway and east of North White and Parker Road, the industrial park offers access to a crucial railroad spur. Chief Strategy Officer Rick Horst announced to the Maricopa City Council that bidding will commence in about two weeks.
During the council meeting, both Horst and Chief Economic Development Officer Christian Price presented the prospects, mentioning two interested companies and an unnamed firm considering development.
Envision Waste Services, based in Cleveland, has expressed a keen interest, proposing a $64 million investment and the purchase of 25 acres to establish a mixed waste processing facility. This initiative is expected to create 80 jobs with an average salary of $56,000 annually.
An unnamed plastics renewal company also plans a significant investment of $800 million for 70 acres, aiming to create 200 jobs with average annual salaries of $50,000. This industry focuses on converting local plastic waste into reusable hydrocarbon liquids.
Price highlighted that these developments are environmentally beneficial, stating, “Whether you like green or not, you’re about to put green into the economy, and you’re about to put Maricopa on the map in a whole new industry in something that’s never existed here before.”
Additionally, Prescott Composites, a company from San Diego, has proposed a $1.8 billion investment for 172 acres. They plan to produce waste-to-energy components and advanced materials such as graphene for batteries. The project could create 2,600 jobs by 2029 with salaries ranging from $60,000 to $110,000.
Horst confirmed Prescott Renewables’ readiness, noting, “They’re ready to go. As a matter of fact, they’d like to make an announcement in six weeks, eight weeks.”
The city’s strategic land acquisitions in the business triangle will be offset by the proceeds from these sales, enabling further infrastructure improvements. Horst mentioned, “Excess funds from city land sales will go into additional infrastructure in the next 1,000-acre industrial park because we can’t just put all our eggs in one basket.”
Long-term plans include the potential development of 12.6 million square feet of industrial buildings and the creation of 15,000 parking spaces for employees. Horst emphasized the need for local employment to reduce congestion on roads.
“Folks, this is just the start. When something like this locates here, it’s so exciting because it puts you on the map,” Horst remarked, suggesting that other investors would be drawn to Maricopa.
Moreover, the potential for a “smart rail” spur linking the business triangle could attract further interest, possibly leading to 37,000 new jobs. This project alone would involve a $1 billion investment and create 5,000 construction jobs.
The inclusion of onsite housing is also under consideration, reflecting successful models like the apartment housing for workers in Chandler’s microchip facility. Horst noted that this serves as an employment incentive.
Price and Horst believe that the clustering of these industries within the business triangle will foster symbiotic relationships and efficient logistics through rail access, reducing the need for road transportation.
If voters approve Proposition 482 on the Nov. 5 ballot, 680 acres of the city-owned 728-acre parcel will be officially earmarked for the industrial park.
