Zoning Board Weighs In: Major Decisions Loom for APEX and Aldi
The Maricopa Planning and Zoning Commission convened last night to review permit requests for development projects at APEX Motor Club and Southbridge Marketplace. No decisions or approvals were made during the meeting.
According to Planning and Zoning Manager Rick Williams, the session aimed to provide both commissioners and the public an opportunity to discuss the proposed developments.
APEX Motor Club seeks to add four buildings to its existing facility on State Route 238, featuring 48 garage condos. Each unit will be approximately 1,250 square feet, with an additional 625-square-foot mezzanine for extra storage or leisure space. Currently, the motor club has four such garage condos adjacent to its raceway. Commissioners inquired about the project’s water supply and waste management protocols.
Planner Alexander Bosworth addressed these concerns, stating that the club has a local water source and plans to extend waterlines along SR 238. He also confirmed that waste services for the new garages would continue as before.
Southbridge Marketplace North, located near Lowe’s Home Improvement, will soon add five new shops, including the anticipated Aldi grocery store. Planner Derek Scheerer noted that one of the new buildings could be split into seven separate shops, depending on future tenant requirements.
Williams mentioned that the timeline for the shopping center’s development is uncertain. “They need to get site plan approval, and once that’s done, they can move to the construction drawing phase,” he said. Approval and permitting processes are expected to take an additional three to six months.
