Tolleson: Arizona’s Fastest-Growing City Surges Ahead

Recent data from the U.S. Census Bureau reveals that Tolleson, Arizona, experienced a remarkable 30% population growth from 2023 to 2024. This surge stands in stark contrast to other areas, particularly larger metropolitan regions, where growth has significantly slowed due to land scarcity.
While many communities across the state saw minimal to negative changes—28 cities reported a loss in residents—Tolleson thrived. Overall, Arizona’s population grew by an average of 1.3%, largely attributed to incoming migrants from other locations.
The Census Bureau’s report indicated that urban centers are increasingly facing challenges related to high land costs, impacting their ability to expand. This trend has triggered a population shift towards exurban areas, where land remains available, albeit with longer commutes.
Within the Phoenix area, the sprawl is evident. Communities like Queen Creek and Casa Grande are among the fastest-growing, with increases of 8.1% and 7.7%, respectively. In contrast, Phoenix itself recorded only a 1.0% growth rate.
In light of this growth, state officials are taking action by extending infrastructure. Plans to expand SR 24 and introduce new corridors are underway, including widening Interstate 10 to accommodate increasing traffic.
City Manager Reyes Medrano Jr. cites retail development as the cornerstone of Tolleson’s growth strategy. He emphasizes the necessity of population density to attract new businesses. This strategy has led to the emergence of boutique retail stores, particularly along 99th Avenue, fueled by new multi-family housing developments.
Medrano aims for a population of 10,000 to entice a supermarket into the area, as retailers often require a minimum number of residents within walking distance. With the latest Census count at 9,353, he is optimistic about pushing for that threshold soon.
