South Bridge Marketplace construction to continue with 3 new buildings

A map outlines the planned developments for South Bridge Marketplace, located at the northeast corner of John Wayne Parkway and Honeycutt Avenue. The circled areas detail the final phase of construction at the shopping center, as revealed by Thompson Thrift.

Lowe’s Home Improvement is gearing up for its grand opening this summer, coinciding with new developments revealed in recent filings with the City of Maricopa. The upcoming growth signals an expansion at the retail hub, which already features a Trulieve dispensary and an imminent Aldi grocery store.

On May 14, developer Thompson Thrift submitted a pre-application narrative and site plan proposing three new buildings in the area. City spokesperson Monica Williams confirmed that these additions will form part of the center’s final development phase. Notably, Panera Bread is the only confirmed tenant thus far, with additional storefronts still available for lease.

The proposed structures include one building with 10,000 square feet dedicated to restaurant space, of which 6,400 square feet are earmarked for dining. The other two buildings together will provide an additional 9,700 square feet for retail and restaurant use. The plans also account for 291 parking spots and 36 bike spaces.

Construction timelines remain uncertain. However, Williams noted that Aldi, along with an adjacent store, is currently under review for construction permits, with work expected to commence in a few months. The new developments will require city permits, including civil, building, fire, and development review, which could extend the timeline by three to six months due to the collaborative nature of the approval process.

Throughout the summer, Maricopa residents can anticipate ongoing construction activity, spearheaded by Lowe’s. Additionally, more tenants are set to be announced as lease agreements are finalized. Confirmed future tenants for earlier phases of development include Five Guys, Einstein Bros. Bagels, European Wax Center, and Pacific Dental Services.
