As summer temperatures climb, Phoenix residents in rental units facing inadequate cooling should be reminded about the city’s cooling ordinance.

The Phoenix City Code, Chapter 39-5, specifically mandates that all air conditioning units must cool interiors to 82 degrees Fahrenheit or below. Additionally, evaporative coolers must maintain temperatures at 86 degrees Fahrenheit or lower. It’s a requirement for all cooling systems to be well-maintained and fully operational.
