Canyon Drive’s Prime ADOT Commercial Parcel Hits the Market

ADOT commercial parcel on Canyon Drive up for sale

The Arizona Department of Transportation (ADOT) is set to sell a notable piece of excess land located in Sedona. This specific parcel, designated as ADOT L-NC-005C, lacks a physical address and Coconino County parcel number. It is situated on the south side of Canyon Drive, at its intersection with State Route 179, adjacent to three private residences and directly across from the Black Potion coffee shop.

Recently appraised by Steven Cole of Southwest Appraisal Associates, the site measures 13,763 square feet, or 0.31 acres, and is zoned for commercial use. Cole valued the property at $370,000, translating to approximately $27 per square foot, establishing this figure as the minimum bid. Prospective bidders must submit a deposit of $37,000. The appraisal drew comparisons to five other commercial properties in Sedona, which sold for prices ranging from $19.03 to $36.38 per square foot. Cole estimates that the sale process may take ADOT between six and 12 months to complete.

Historical records reveal that the parcel was once part of the Oak Creek Knolls subdivision. ADOT acquired it on January 25, 1991, from Karen Dell Livingston during the development of what was then referred to as the “Rim Rock-Sedona Highway.” Despite the terminology used in the ADOT website, which describes the appraised value as a “minimum bid,” right-of-way agent Robert Jeffery clarified that the land is officially listed for sale, rather than for auction.
