A 544-home subdivision is underway at the intersection of Papago Road and John Wayne Parkway in Maricopa. Construction of the Verida 1 community by LGI Homes has transformed 158 acres of farmland into a developing neighborhood.

As of early December 2024, workers are busy laying the groundwork, establishing utilities behind brick walls and piles of excavated dirt. This marks the first new subdivision since the Amarillo Creek community opened further west last fall, and it is only the second development with a homeowners association (HOA) built south of the city limits.

The city of Maricopa has initiated a series of pre-annexation agreements for 15 parcels totaling approximately 5,742 acres to facilitate fire protection for current and future residents in the area. The future of housing in the region is reflected in the city’s general plan, which advocates for higher-density developments like the Verida project.

Founded in 2003, LGI Homes began its journey in Conroe, Texas, with Summerset Estates. The company quickly gained traction, completing 337 homes in roughly two years. Its expansion included entering the Phoenix market in 2012, signifying its ambition to become a national homebuilder.

Notably, LGI Homes was recognized as the 10th largest homebuilder in the United States by Builder Magazine’s 2019 Builder 100 list, highlighting its significant presence in the industry.
