Prefab Homes Blossom in Hidden Valley: A Rural Sales Surge

A landowner in Hidden Valley is erecting makeshift billboards to promote the sale of land aimed at making homeownership more accessible. The pitch focuses on starter homes for individuals seeking a rural lifestyle, reflecting a growing trend towards quick and affordable home sales.

Interested buyers can choose from various prefabricated home designs, purchase 2.5 acres of land, and let the seller handle the rest. This initiative comes alongside recent developments such as Verida, Palomino Ranch, and Sunset Canyon near Maricopa.

According to Redfin.com, Arizona’s home prices rose by 4.9% compared to the previous year, with the median price now at $454,300. In contrast, Maricopa’s median home price stands at $362,000, while these prefab homes are listed at $360,000.

The property, located at 000 West Pony Road, is so new that the county has yet to assign it an official number. The billboard advertising the lots is situated at the intersection of Pony and Warren Roads.

Real estate consultant Cristina Aguilera informed InMaricopa that the county will issue an official number once the closing process approaches. This yet-unnumbered property offers a tranquil lifestyle just 20 minutes from the City Center, surrounded by largely undeveloped desert land.

The location features a dirt road, with water being delivered to residents. Aguilera noted that the property is eligible for USDA loans, allowing buyers to obtain a home with no down payment and the possibility of securing financing with a credit score as low as 520.

Additional sites in the area are slated for similar prefabricated homes, promising a turnaround of about four months from the signing of contracts to property handover.
