Assisted living facility proposed for 7 Ranches

Maricopa seniors could soon gain access to a new assisted living center, enhancing local housing options.

William Jones, a resident of Tortosa, has submitted preliminary plans for the facility, located at the intersection of White-and-Parker Road and Wild Horse Trail, as revealed in public records acquired by InMaricopa.

The project’s narrative emphasizes the increasing need for supportive housing targeted at the elderly. It states, “As our population continues to age, the demand for supportive housing solutions is becoming increasingly urgent.” Many seniors desire assistance with daily activities but prefer a homelike setting rather than traditional hospitals or nursing homes.

The proposed Maricopa Community Assisted Living Center would accommodate up to 40 residents within a 20,000-square-foot space. Plans include 40 bedrooms with en-suite bathrooms, a cafeteria, therapy services, a beauty salon, and a laundry center. The intent is to help residents maintain their independence while receiving necessary support.

A recent housing needs assessment by Elliott D. Pollack & Company, a Scottsdale-based real estate consultant, underscores the demand for additional senior living facilities in Maricopa. The assessment encourages the city to back housing options tailored for seniors to enable them to age in place.

Councilmember Amber Liermann shared her personal experiences regarding the lack of suitable senior housing in Maricopa. After her mother’s passing, her father struggled to find suitable accommodations and ultimately moved to Texas for better options. “He didn’t really have any options here in Maricopa,” she noted during a recent meeting.

This sentiment is echoed in Jones’s application, which states, “The lack of accessible, high-quality living options in our community has left many families with limited choices for their loved ones.” Such gaps present emotional, physical, and financial challenges for both seniors and their families.

Currently, Maricopa offers few senior housing alternatives, particularly for renters. While there are small-scale assisted living facilities scattered throughout the town, most are located in single-family homes. Upcoming developments include the Waterman apartments near South Bridge, part of a larger complex featuring 574 units aimed at seniors and workforce housing.

Moreover, the Seasons Living at Copper Sky facility, which will include 146 senior living units, remains awaiting construction despite being approved in 2020.
