Palomino Ranch Launches Exciting Development on Papago Road

A new chapter in residential development has begun as construction crews break ground on the Palomino Ranch subdivision, situated on Papago Road. After two decades of approvals, this 634-home project is finally coming to fruition.
Excavation activities commenced this morning just north of Papago Road, between White and Amarillo Valley Roads, where the 184-acre development will take shape. Citrus and Lower Buckeye LLC is leading the construction efforts.
The subdivision will be located west of Amarillo Creek, adjacent to the recently initiated Verida 1 project, and across from the Raceway Bar and Grill strip mall, which is also slated to feature a cannabis dispensary. This central location is expected to draw significant interest.
In close proximity, the intersection of State Route 347 and Val Vista Road will soon host Sunset Canyon, a 1,519-home subdivision that recently received approval on December 5. This expansion reflects the growing housing demand in the area.
Raceway owner Rand Del Cotto, who is also a member of the Pinal County Planning and Zoning Commission, reminisced about the original approval meeting two decades ago. “I remember I went to the planning and zoning meeting, and I supported it because it was going to be houses across the street from the Raceway,” he noted.
Final plans for the Palomino Ranch subdivision were recently sanctioned during a Pinal County Board of Supervisors meeting on September 18. The development is part of a larger initiative by the Maricopa City Council, involving a series of pre-annexation agreements for 15 parcels covering 5,742 acres to enhance fire protection for future residents.
