June Evictions Surge 2% in Maricopa County, New Data Reveals

There have been 42,254 cases filed in 2024 so far, the highest number of evictions filed since 2000.

MARICOPA COUNTY, Ariz. — More than 7,000 eviction cases were filed in Maricopa County during May. This brings the total number of 2024 evictions to record-breaking levels.

The Maricopa County Justice Courts processed 7,247 cases last month. This marks a small but significant increase from April.

This surge means 2024 has already seen 42,254 eviction cases. This is the highest six-month total since the year 2000. Previous lows occurred due to a pandemic-related eviction moratorium between March 2020 and September 2021. During those months, eviction filings were drastically fewer.

An eviction filing doesn’t necessarily mean immediate displacement. According to the Justice Courts, disputes can be resolved out of court. Some tenants handle it privately with landlords, while others proceed to court for resolution.

Landlords can initiate eviction if tenants fail to pay their dues. Tenants may settle overdue payments before a judicial ruling. Sometimes, tenants vacate before the case goes to court. Population growth also contributes to the rising evictions.

January marked the beginning of this upward trend. The month saw 515 more evictions compared to the highest January figures since 2006.

The highest number of June evictions occurred in 2005, with 7,373 filings.
