Industrial Triangle Eyes Growth with $29M Land Sell-Off

The Maricopa City Council will convene for a special meeting on Monday to authorize a significant land sale, crucial for the Industrial Triangle project. This meeting, announced earlier today, marks a pivotal step in the city’s development plans. 

In this session, the council will approve the sale of roughly 116 acres to Redevco Solutions, a company based in Hollywood, California, for nearly $12 million. This transaction is part of an ambitious industrial park slated for construction along Maricopa-Casa Grande Highway and White and Parker Road, in collaboration with Rail Industrial Partners. 

Earlier this summer, voters passed Proposition 482, enabling the city to sell up to 728 acres. Subsequently, the city awarded a bid for 680 acres to Redevco and Rail Industries, totaling over $66.6 million. The overall investment in this business park is projected at $1.4 billion. 

The project is expected to encompass 6 million square feet and will be rail-served, potentially generating as many as 36,000 jobs. This economic boost could be instrumental in driving the city’s population toward the 1 million mark by the time of full buildout. 

Additionally, the city plans to purchase about 194 acres from the Smith family for approximately $17 million during the same meeting. This land is located at the northwest corner of Steen and White and Parker Roads. 

Earlier this month, the Smith family announced a donation of their estate located at 20864 N. Smith Farms Road, intended to be converted into a historical facility. This announcement followed the death of John Smith, a key figure in Maricopa’s agricultural history, on September 1. 

A public hearing on integrating this newly acquired land into the Industrial Triangle master plan will follow the agenda item approval. This integration is seen as vital for the overall growth strategy laid out by city officials. 

In July, city officials Rick Horst and Christian Price disclosed interest from two major companies in establishing operations within the Industrial Triangle. Cleveland-based Envision Water Services expressed a desire to invest $64 million to build a mixed waste processing facility, while Prescott Composites of San Diego proposed a $1.8 billion investment for waste-to-energy projects and battery component manufacturing. 

The special meeting is scheduled to begin at 5 p.m. on Monday at the council chambers located at 39700 W. Civic Center Plaza in the City Center.
