The Lake Havasu City Planning and Zoning Commission has proposed two significant code changes aimed at increasing housing density and height limits in certain residential zones. These changes are expected to facilitate more workforce housing, addressing a crucial need in the city.

On Wednesday, the commission unanimously approved both proposals. The first change pertains to R-3 Limited Multiple Family Residential zones. Currently, these zones support a density of four to 10 units per acre. The proposed modification seeks to increase this range to four to 16 units per acre.

According to Planning Division Manager Chris Gilbert, even a modest increase in density can substantially lower the cost of constructing housing. Gilbert explained, “If you raise the cost by acquiring less units on more acreage, with the very expensive land in Havasu, you’re going to have higher rent costs. This will ultimately potentially help with providing more workforce housing then under the four to 10 range.”

The second proposed change concerns the R-SGD Southgate District zone. This recommendation suggests increasing the maximum allowable building height from 18 feet to 30 feet, thereby allowing two-story structures next to one-story homes. It’s important to note that this change would not apply to lots that abut single-family residences.

The Southgate District is intended for high-density residential development near the city’s southern entrance along Highway 95. Approximately 30% of the lots in this district remain undeveloped, providing ample opportunities for new construction. Gilbert believes the height increase would encourage the development of more mixed-use housing in the area.

These proposed amendments will now be presented to the City Council for final approval. The outcome could have a lasting impact on the city’s housing landscape.
