Garage ‘Condos’: The Future of Innovative Storage Solutions
A simple conversation about garage space transformed into an innovative project in the North Central Phoenix area. Three longtime residents, Dr. Kris Birkeland, Grant Holdsworth, and Eric Bell, have collaborated to develop a unique 11-unit garage condo called the North Central Garage Club, slated for a February opening.
The idea originated between Birkeland and Holdsworth during workouts, where Birkeland’s water leak prompted a proposal to build additional garage space. “Everyone was building these large homes but neglecting garage space,” Birkeland noted. Holdsworth, vice president of Holdsworth Construction, readily agreed to explore the concept.
Months later, they decided to bring in Bell, a commercial real estate expert from Kidder Matthews, to provide additional insights as the project gained momentum. The trio acquired a property at 1620 W. Hatcher Road, navigating the complexities of rezoning and site planning before breaking ground in March 2024. Recently, the team completed the driveway concrete as they approach the finish line.
The property features 11 condominium storage units, with six being 60 feet deep and five 40 feet deep. Units range from 1,044 to 1,643 square feet, all equipped with insulated roofs, powered garage doors, and pre-plumbing for restrooms. Each unit comes with RV sewer and water hookups, granting owners 24/7 access to the facility.
Holdsworth emphasizes that the project is designed not merely for storage but to foster community among enthusiasts. “The goal is to create a space for hobbies, whether for hot rods, off-road toys, or boats,” he explained. The development aims to facilitate camaraderie amongst owners rather than serving as just storage for seasonal items.
While the units function like condos, allowing for individualized ownership, the founders are not motivated by profit. “We all live here and are doing this for ourselves and the community,” said Birkeland. Currently, four units remain available for purchase, with Bell spearheading marketing efforts.
The developers hope their project will inspire further positive growth in the surrounding area. “We’re not just another faceless developer; we’re engaging with the community and contributing to local development,” Bell stated. The North Central Garage Club represents a high-quality investment in neighborhood improvement.
