Even more new development headed to Estrella Gin, and it’s flexible

Maricopa is set to welcome a new development in the Estrella Gin Business Park. This week, V Ballard Consulting, a civil engineering firm based in Suffolk, Virginia, submitted the initial application for a “flex space” project at the northeast corner of Estrella Parkway and Edison Road, as revealed by public records.

The proposed Maricopa Flex Center will consist of seven buildings covering a total of 84,000 square feet dedicated to light industrial and retail operations. The layout will have the plaza facing Estrella Parkway while extending back to Roosevelt Avenue, which serves as the primary thoroughfare for the Acacia Crossings neighborhood.

Although tenant selection is currently pending, the project narrative anticipates an eclectic mix of small and medium-sized businesses. Potential occupants could include light manufacturing firms, warehousing and distribution operations, construction trades, and e-commerce enterprises. Additionally, the space may house professional service providers needing storage or showroom areas.

Other prospective tenants might comprise commercial kitchens, creative studios, fitness facilities, and even small-scale animal grooming businesses. There’s also room for small food or beverage operators within the project.

In a related development, a previous report highlighted plans for ten mixed-use commercial buildings across Estrella Parkway. This initiative aims to accommodate 22 retail shops and 60 office or storage units, targeting local small businesses with accessible and cost-effective solutions.
