Evictions Surge: Maricopa County Sees 9% Increase in July, Data Shows

MARICOPA COUNTY, Ariz. — July 2024 recorded the third-highest number of evictions in Maricopa County’s history, according to the Justice Courts of Maricopa County.
Data revealed 7,903 evictions were filed, a spike of 30% compared to July 2019, preceding the pandemic, and an 8% increase from June 2024. While population growth partially explains the rise, the figures from July 2024 still show a 20% increase over pre-pandemic levels.
The historical peak for evictions in the county occurred in January 2024 with 8,025 filings, followed by October 2023 with 7,947. Remarkably, July 2024 had just one more eviction than August 2005, which held the fourth-highest record.

It’s essential to note that an eviction filing does not immediately result in displacement. Often, these disputes are resolved between tenants and landlords outside the courtroom. When the matter does go to court, tenants can pay overdue rent before a judge makes a decision, or they might vacate the property beforehand. Increased evictions are commonly observed when there is population growth.
