City Council Set to Decide on Long-Awaited Red Valley Ranch Proposal This Tuesday

The Maricopa City Council is poised to make a significant decision regarding the development of a new subdivision on the city’s eastern borders during its meeting on Tuesday.

The council will consider the final design approval for Red Valley Ranch, a 164-acre project located at the southwest corner of Farrell and Anderson Roads, adjacent to the Volkswagen Proving Grounds. Currently, the area consists solely of vacant desert.

Once completed, the subdivision is expected to feature 575 single-family homes, with the initial phase comprising 287 residences.

This agenda item is part of the council’s consent agenda, indicating a likelihood of unanimous approval without extensive debate.

Red Valley Ranch will be developed in two distinct phases. The first phase will include 287 homes occupying 72 acres between Saddleback Vista Avenue and Anderson Road. The second phase will see an additional 288 homes constructed on the remaining 92 acres.

Residential lots in the subdivision will range from 42 to 55 feet in width and extend 120 feet in length.

The planning for Red Valley Ranch has been ongoing for over a decade. The project first appeared before the city’s Planning and Zoning Commission in 2015, initially proposing 467 homes. By 2021, the plan was revised to include 544 homes, and the preliminary plat was approved in November of that year. After the final plat submission period lapsed in 2022, the developer sought an extension in 2023 to continue the project.
