The number of evictions filed in Maricopa County has surged drastically, reaching alarming levels this July.

MARICOPA COUNTY, Ariz. — July 2024 marked a significant milestone as eviction filings hit their third-highest level in the county’s history.

Data from the Justice Courts of Maricopa County reveal that 7,903 evictions were recorded in July 2024. This represents a startling 30% increase from July 2019 and an 8% rise from just a month prior in June.

Even accounting for population growth, the July figures are undeniably concerning, showing a 20% increase from pre-pandemic levels.

The highest number of eviction filings ever recorded in Maricopa County was in January of this year, with October of the previous year following closely. This July had only one more eviction than August 2005, which ranks fourth.

January 2024: 8,025 evictions filed
October 2023: 7,947 evictions filed
July 2024: 7,903 evictions filed
August 2005: 7,902 evictions filed
September 2023: 7,806 evictions filed

It is important to note that the filing of an eviction does not necessarily result in immediate displacement, according to the Justice Courts of Maricopa County. Sometimes, disputes are resolved out of court between tenants and landlords. Other times, they proceed to court.

Tenants have options to address overdue rent before a judge’s ruling, including paying the past-due amount. Some might choose to vacate before court proceedings advance. Population increases often correlate with a higher number of evictions filed.
