Casa Grande Leaps Ahead of Maricopa as Pinal Cities Dominate Growth Rankings

Casa Grande has recently outpaced Maricopa in year-over-year population growth for the first time since 2017, according to new estimates from the U.S. Census Bureau analyzed by InMaricopa. Despite this shift, Maricopa continues to lead in absolute numbers, adding over 5,200 residents from July 2023 to July 2024—a 7.4% increase, bringing its population to 76,654.
Casa Grande, on the other hand, reported a 7.7% increase, reaching 68,927 residents. These figures position Casa Grande at No. 27 and Maricopa at No. 28 nationally for annual growth. In Arizona, Queen Creek takes the top spot with an 8.1% jump in population during the same period.
The new data highlights a competitive landscape for Pinal County’s growth, emphasizing how both cities are vying for new residents and investments. Since 2020, Maricopa has experienced a substantial growth rate of 31.8%, securing the No. 21 ranking in the U.S. Casa Grande follows closely with a 28.5% increase over the same timeframe.
Pinal County’s overall growth has been robust, with the total population rising by 27,467 from 2023 to 2024, marking a 5.6% increase. The county’s population now stands at 513,862, placing it fifth nationally in terms of percentage growth. Factors driving this expansion include affordable housing and proximity to the Phoenix metro area, which attract residents from pricier urban markets.
Maricopa’s ongoing development is further supported by strong residential construction and infrastructure improvements. However, Casa Grande has made significant strides in enhancing its industrial base, attracting major logistics and manufacturing operations.
Key industries like semiconductor manufacturing and healthcare have also bolstered employment opportunities in Pinal County, making it an appealing location for new residents. While Maricopa ranks as one of Arizona’s fastest-growing cities, the latest data suggests that growth dynamics in Pinal County are evolving, with both cities thriving.
