A new site plan reveals the development of Legacy on Porter, set to feature a Chipotle, Jersey Mike’s, Swig, and an unnamed ice cream shop across from Walmart. This 6½-acre commercial project, managed by Phoenix-based Legacy Development Partners, is anticipated to break ground early next year.

The introduction of Maricopa’s first Swig and an unnamed ice cream establishment is a highlight. Swig is known for its unique “dirty sodas” — combinations of fountain drinks with flavored syrups, creams, and purées. The drink chain has gained popularity in metro Phoenix, boasting long drive-thru lines and a substantial social media presence.

Three of the four tenants—Chipotle, Jersey Mike’s, and Goodwill—already have a presence on the busy John Wayne Strip. Chipotle and Jersey Mike’s operate in a shared building at Maricopa Station, while Goodwill is located at Edison Pointe.

Legacy Development Partners indicated that a “prime drive-thru endcap” remains available for lease, along with three smaller storefronts. Groundbreaking for this retail center is expected in early 2026.

The upcoming Legacy on Porter development aligns with a growing trend of business duplication along major routes, notably in fast food. Other prevalent chains in the area include Wendy’s, McDonald’s, Taco Bell, and Starbucks. The new venues may bring additional variety to the city’s retail landscape.
