Rezoning Greenlit for Maricopa Towne Center Amid Uncertainties

Plans for a significant development in Maricopa have advanced following the unanimous approval by the Planning and Zoning Commission. The site, located across from the casino at John Wayne Parkway and Farrell Road, is set to transform a long-vacant area into the Maricopa Towne Center.

Developed by Phoenix-based Vestar, the project covers 195 acres and aims to introduce a mix of shops, restaurants, offices, and residential units. However, the plan has raised concerns among residents, particularly those in the nearby Palo Brea neighborhood.

Homeowner Evelyn Tindle articulated fears regarding potential apartment complexes encroaching upon their properties, stating, “We don’t want property values to decrease due to apartments.” Such concerns were echoed during a neighborhood meeting, where resident Brian Batey emphasized the importance of maintaining their rural lifestyle.

Responses from the commissioners highlighted the prevailing uncertainty surrounding the project’s specifics, particularly regarding the types of housing to be developed. Commissioner Bill Robertson acknowledged the community’s concerns while still supporting the initiative.

Vestar’s attorney, Jon Gillespie, noted the lack of definitive housing types at this stage but remained optimistic about the market’s influence on the project. “I expect we’re going to get a lot of interest from single-family developers,” he stated.

City Planner Derek Scheerer expressed that the development’s flexibility allows adjustments according to market demands, ensuring a diverse range of housing options. Commissioner Robert Klob recognized the project’s potential, despite its vagueness, and affirmed Vestar’s established reputation for quality developments.

The site was previously part of a larger master-planned community approved in 2006 but stalled due to economic downturns. Encompassing previously vacant farmland, the Maricopa Towne Center intends to include spaces for additional commercial and residential opportunities.

However, before construction can commence, Vestar is required to submit detailed designs, including traffic and landscaping plans, for approval by the Maricopa City Council.
