Sunrise Ranch Unveils Ambitious Plan for 500-Home Development at Smith-Enke’s West End

Plans for a new housing project, Sunrise Ranch, are progressing in Maricopa, as revealed in recent city documents. The development will occupy 150 acres directly north of State Route 238 and west of Green Road, breathing new life into a previously vacant industrial area.
Sunrise Ranch aims to establish a residential neighborhood with over 500 homes, complementing the nearby Moonlight Ridge subdivision, which recently opened its first home. The project presents a mix of housing options by proposing to rezone the area from industrial to various residential classifications, enabling both single-family homes and multifamily structures such as townhomes and cluster homes.
The proposal outlines 518 housing units across five parcels, with 40 acres allocated for open space. This open area will feature pedestrian trails, landscaped greenbelts, natural drainage zones, and parks, promoting an active and nature-friendly community.
Developer Dozerland from Lincoln, Nebraska, highlights the aim of addressing Maricopa’s housing demand through a walkable community. The design emphasizes traffic-calming measures and shaded pedestrian corridors, reflecting the desert and agricultural heritage of the region.
Access to Sunrise Ranch will be facilitated by multiple connections to Smith-Enke Road, including two planned roundabouts. Essential utilities, such as water and sewer services, will be provided by Global Water’s Palo Verde Utilities. Construction is set to occur in phases, beginning in the northeast section of the site.
While most of the area is designated for medium-density housing, an amendment is necessary for sections designated as high-density residential. As development moves forward, Sunrise Ranch holds the potential to significantly influence Maricopa’s housing landscape.
