Developer proposes grocery store, 5 drive-thrus on White & Parker

A preliminary site plan has surfaced for The San Travasa Retail Center in Maricopa, with plans filed by the Phoenix-based Barclay Group. This retail development is set to rise on the northwest corner of Farrell and White-and-Parker Roads.

The proposed center will span 50 acres, developed in two phases. The first phase will cover 27 acres and will feature a grocery store measuring 121,000 square feet, complete with a fuel station and 725 parking spaces.

Details on commercial tenants are not yet public, but the formulation hints strongly towards Fry’s Marketplace, the sole grocery store in Barclay Group’s portfolio. Corporate specifications suggest ideal store sizes between 100,000 and 145,000 square feet, aligning perfectly with the proposed grocery store’s dimensions.

The Barclay Group currently manages eight Fry’s Foods-anchored plazas, seven located within metro Phoenix and another in Marana. The retail center will include additional infrastructure, featuring buildings for a small-scale retail space and a drive-thru. These layouts will comprise units of 14,350 and 12,600 square feet, respectively.

Moreover, plans include spaces for three drive-thru restaurants, with two units each at approximately 5,000 square feet, and a third at 4,000 square feet. This development is part of a larger 373-acre master-planned community approved in 2013.

Future site modifications will enhance Farrell Road and its intersection with Maricopa-Casa Grande Highway, facilitating a connection to the conceptual plan for Central Arizona College.

Additionally, reports indicate that Scottsdale developer El Dorado Holdings is exploring a 24-acre rental community in the vicinity, called EVR at San Travasa. This project aims to introduce 186 cottages, ranging from 800 to 1,500 square feet, each with small backyards.

Interest in east Maricopa is on the rise, further evidenced by previous remarks from then-City Manager Rick Horst about possible retail developments at Bowlin and Hartman Roads. As developments progress, community members await further details, with inquiries sent to the Barclay Group regarding this ambitious project.
