Baskin-Robbins is gearing up to re-enter the Maricopa market after receiving a commercial tenant improvement permit from city officials on Monday. This approval paves the way for the ice cream shop to initiate interior construction at its new location, much to the anticipation of local residents craving their favorite flavors.

Situated at 20350 N. John Wayne Parkway in Sonoran Creek Marketplace, the storefront currently appears quite bare, with no exterior signage visible and the interior still featuring wood framing, insulation, and raw concrete floors. However, plans are in motion, as the Phoenix-based commercial real estate developer Viaone announced intentions to open the parlor in the first quarter of 2025.

The retail pad, established alongside the anchor Sprouts Farmer’s Market in 2021, had previously remained without a tenant. This new development marks Baskin-Robbins’ second attempt in Maricopa; it initially opened a location in 2005 within the Maricopa Fiesta shopping center, which unfortunately closed in 2013.

Currently, the nearest Baskin-Robbins locations are over 21 miles away in Chandler and Ahwatukee. The brand’s return to Maricopa marks an exciting addition to the local dessert scene, joining Cold Stone Creamery, which recently opened at The Wells, and La Michoacana, set to debut soon at the Fiesta.

Baskin-Robbins has not yet commented on the construction timeline or specific opening date. However, enthusiasm for its arrival continues to grow among local ice cream lovers.
