Joesler-designed Foothills mansion could be yours for $6.5 million

A prestigious home in the Catalina Foothills, crafted by renowned Tucson architect Josias Joesler, is set to auction next month at Sotheby’s, with a starting price of $6.5 million.

This expansive estate, known as Grace Mansion or “Eleven Arches,” spans 15,502 square feet and features ten bedrooms, twelve bathrooms, and luxurious amenities including a resort-style pool and spa. Originally built in 1937 for shipping heiress Louise N. Grace, the property occupies four acres of scenic landscape.

Josias Joesler, who relocated to Tucson in 1927, left an indelible mark on the area’s architecture, designing over 400 structures. His work embodies a unique style characterized by exposed brick, adobe walls, and rich wood accents, making it a staple of Tucson ranch-style architecture.

“Josias Joesler’s designs are iconic in this area, and the Eleven Arches estate is his residential masterpiece. It’s not just a home—it’s a sanctuary,” remarked Sotheby’s realtor Thalia Kyriakis.

Grace Mansion received recognition by being placed on the National Register of Historic Places in 2010. The current owners acquired the property for $2.2 million in 2005. Notably, this mansion was previously auctioned by Sotheby’s in 2021 at the same price but did not sell.

The mansion also has a notable history; from 1970 to 1977, it was briefly owned by the hippie group Up With People, though they never actually resided there. The group sold the property to local James Moore for $287,000, according to archives from the Arizona Daily Star.

Bidding will commence on January 14 and culminate on January 23 at the Arizona Biltmore in Phoenix, with expectations for starting bids between $3 million and $5 million.
