Planning Board Set to Debate Controversial Auto Parts Retailer Rezoning
Maricopa’s Planning and Zoning Commission has reconvened after a month-long hiatus to discuss important developmental matters within the city.
This week’s meeting agenda is relatively concise, focusing on just two key items for review.
In an exciting development, Maricopa will soon welcome its second O’Reilly Auto Parts store, strategically located away from the main thoroughfare. The proposed site is on the northwest corner of Maricopa-Casa Grande Highway and Shea Way, adjacent to Tractor Supply. This new 7,700 square foot facility is projected to employ approximately 20 individuals.
It’s important to note that the agenda item is designated for presentation and discussion only, with no immediate vote planned.
Another notable proposal involves the commercial rezoning of a 15-acre parcel situated between Rancho Mirage and Sorrento. Earlier this year, Maricopa Chief Strategy Officer Rick Horst hinted at potential plans for a new commercial center in this area.
The site, located at the southwest corner of Bowlin and Hartman Roads, could potentially house a variety of establishments, including retail shops, small grocery and drug stores, specialty food venues, restaurants, and fuel stations. This rezone would transition the land use designation from local business to neighborhood commercial, thereby facilitating the establishment of smaller stores designed to meet the daily needs of local residents.
Planning staff have recommended that the commission consider and approve this rezoning request, enabling it to move forward to city council for further approval in a subsequent meeting.
