Massive Housing Project Greenlit in Hidden Valley

The Pinal County Board of Supervisors has given the green light to the largest housing development in unincorporated Maricopa. In a decisive 4-1 vote yesterday, the board approved plans for a 374-acre subdivision comprising 1,519 homes at the future intersection of Val Vista Road and John Wayne Parkway.

This development site, situated a block south of Hidden Valley’s existing subdivisions, currently lacks direct road access. Nearby, the Amarillo Creek subdivision opened last fall, and Venida recently commenced construction.

Phoenix-based developer HAM Sunset, in collaboration with Zeitlin Capital, presented the project, dubbed the Sunset Canyon Planned Area Development. According to the proposal, the subdivision will include an elementary school and a neighborhood park.

The lone dissenting vote came from Supervisor Jeffrey McClure, Vice Chairman from Eagle Crest Ranch. Earlier, the county’s planning and zoning commission had recommended approval of the project, with a vote tally of 6 to 3.

The development will feature less than 5 acres designated for commercial use, along with recreational amenities such as pickleball and basketball courts. Plans also encompass an adventure trail and games like horseshoes, bocce ball, and cornhole.

Flanagan highlighted the area as a “food desert,” lacking adequate grocery outlets. Fellow resident Robin Davis echoed her concerns, stating that the proposed zoning changes do not align with what many in Hidden Valley desire, which is a continuation of their low-density living environment.
