3 things to know about proposed 10-acre powersports dealership


Lake Havasu City’s north side may soon see a new powersports dealership following the purchase of a 10-acre plot by JC Capital, LLC. Plans for an Anderson Powersports location are underway, but a rezone and general plan amendment must be approved before construction can begin.

The land, situated at 2801 Highway 95, is currently surrounded by an RV dealership to the north, residential areas to the south and west, and various other dealerships further down Highway 95. The strategic positioning aims to attract traffic and enhance accessibility for future customers.

Here are key highlights regarding the proposed dealership:

1. Former City Property

Known as the “Kiowa Ponds” area, the 10.29 acres were under city ownership until February. The sale process began the previous November when a purchase application was submitted by JC Capital. An online auction took place, resulting in a sale for $1.8 million approved by the City Council on February 27.

A staff report noted that the property had been rezoned back in 2008 for commercial use but remained undeveloped due to various factors. The anticipated new project aims to capitalize on this previously designated zoning.

2. Planned Features of the Dealership

Plans for the dealership include a showroom measuring approximately 31,100 square feet along with storage space for around 82,000 square feet of inventory. Access to the dealership would be limited to Highway 95, with traffic blocked at Deepwater Drive and Cactus Wren Drive.

3. Community Concerns

Local residents have voiced opposition to the sale during city council meetings and citizen forums held in April and June. Some expressed concerns that the development would negatively impact their properties and the surrounding neighborhood.

In addition, an out-of-state resident submitted a letter highlighting worries about the potential effects of the dealership on the local environment and property values. In response to these concerns, the Lake Havasu City Planning and Zoning Commission will consider the general development plan and rezone request during a meeting scheduled for Wednesday at 9 a.m. in the council chambers at 92 Acoma Blvd.
